Crosslease Updates

Crosslease Updates for Defective Titles

If your buildings no longer match the registered flats plan, this means your title is defective.

A crosslease title becomes defective when the buildings or improvements on the property no longer match the registered flats plan. Building extensions and closed-in decks are the most common causes. A defective title can hold up a sale or refinance. We accurately survey existing buildings and improvements, then prepare the documentation needed to bring the title up to date.

What's included

  • Surveying the existing buildings and improvements on the property
  • Comparing the current situation with the registered flats plan
  • Resource consent preparation
  • Preparing a new flats plan
  • Liaising with your solicitor to update the crosslease documentation and register the updated flats plan with Land Information NZ

Found out your title is defective?

It's more common than people realise, and it's fixable. Tell us what's changed on the property and we'll explain what putting it right involves.
